- Think about your needs ie your familys must have such as number of bedrooms, bathrooms and living areas and any other important requirements.
- Organise your finance (get pre-approved)
- Plan your budget and factor in all of the costs. Potential costs include:
     • Property and pest checks
     •  Title searches and rate certificates
     • Legal / conveyancing services
     • Mortgage costs
     • Stamp duty (you may be eligible for an exemption, contact your State Revenue Office for details)
     • Land titles office - registration fees
- Consider location - will you be close to the facilities you need such as schools, work and shops.
- Search for houses in papers, online and elsewhere
- Inspect lots of properties so that you become an expert in the area with regard to property values.
- Subscribe to the free e-mail alerts offered by both this site and other real estate portals which will let you know immediately properties are put on the market.
- Find the floor plan that works for your family such as north facing living areas, outdoor entertaining area and space in the rear yard for kids to play.
